Research, Data Collection, & Schematic Design

The goal of this phase is to determine overall design direction.

This is done through collaborative meetings with the client/end user, research and documentation, and iterative design exploration.

Design Development & Construction Documents

The goal of this phase is to finalize the design into a set of permit and construction documents.

If initial pricing from potential contractors comes back as agreeable, we will then begin the Design Development and Construction Documents Phase. Depending on scope of work, Alli will develop a set of final construction documents for your builder. If contracted for the service, Phase Three would include Interior Design development and assistance with hard final selections.

*This phase will only be entered into contract after completion of Phase One has been completed by HDS. HDS does not produce Construction Documents for other designers.

Value Engineering and Construction Administration

This phase covers the time after the Construction Documents have been completed and approved for permit. During this phase, Alli is available to work with you on any Value Engineering and on-site observation of construction.

If final pricing comes back with objections, we use this phase to make any necessary design revisions.

Constructed Administration is your best form of insurance during the construction phase of your project. If contracted, Alli will advocate for your and document the construction phase to help ensure your project is completed per design intent.

*This phase will only be entered into contract after completion of Phase One through Three has been completed by HDS. HDS does not do Construction Administration for other designers or builders.
